Hot Springs is the Garland County seat, about 55 miles southwest of Little Rock in the Ouachita Mountains. Built around the thermal springs protected since 1832, it had about 37,900 residents at the 2020 Census.
The feel
Hot Springs is a resort town that never stopped being a real city. Congress set aside the Hot Springs Reservation in 1832 to protect the thermal water, and it became Hot Springs National Park in 1921. The downtown grew up around the bathhouses along Central Avenue. The city also carries a colorful past: from the late 1920s to the late 1940s, gambling operated openly, and figures such as Al Capone favored the Arlington Hotel. Casinos were finally shut down in 1967.
The homes
Housing in Hot Springs ranges widely. Older homes, some from the early twentieth century, line the hills and valleys near downtown. Postwar neighborhoods spread out from there, and newer subdivisions and townhomes sit toward the lakes. Waterfront homes and condos on Lake Hamilton and Lake Catherine form their own market, often with private docks. The terrain is hilly, so lots can be steep, with views on one side and long driveways on the other. Plenty of homes here are second homes or vacation rentals.
Schools
The Hot Springs School District serves most of the city. Other parts of Hot Springs fall in the Lakeside, Cutter-Morning Star, Fountain Lake, and Lake Hamilton districts, especially toward the lakes and the edges of town. Boundaries can split neighborhoods, so a Hot Springs address alone does not tell you which district serves the home. Confirm the exact address with the district before you buy, and verify again if school assignment matters to your timeline.
Getting around
U.S. Highways 70 and 270 bypass downtown to the south on the Dr. Martin Luther King Jr. Expressway. Central Avenue, which is also Arkansas Highway 7, runs through the historic core and continues south toward Lake Hamilton. Interstate 30 is about 17 miles southeast via U.S. 270 or about 24 miles east via U.S. 70. From there, downtown Little Rock is roughly 55 miles in total. Hot Springs Village is about 20 miles north.
Life here
Bathhouse Row keeps eight historic bathhouses along Central Avenue, and the Buckstaff has offered baths continuously since 1912. The Hot Springs Mountain Tower rises 216 feet above the park. Oaklawn has run thoroughbred racing since 1904, with its meet running from December through May. Garvan Woodland Gardens covers 210 acres on a peninsula in Lake Hamilton. Mountain bikers ride more than 31 miles of trail at Northwoods, about five minutes from downtown. Lakes Hamilton, Catherine, and Ouachita are all close.
Owning here
Property taxes depend on the school district and whether the parcel is inside city limits, so confirm millage with the Garland County assessor and collector. Steep lots can raise questions about drainage, retaining walls, and driveways, so a good inspection matters. Waterfront homes on Lake Hamilton and Lake Catherine involve Entergy, which manages shoreline construction and dock permits. Homes near creeks or low areas may sit in FEMA flood zones, so check the maps. If you plan to rent short term, review current city and county rules first.
