Riverdale is the low, flat stretch of Little Rock between downtown and Pulaski Heights, running right along the Arkansas River. Condos, townhomes, and gated communities sit beside offices, design shops, a big public golf course, and the Arkansas River Trail.
The feel
Riverdale sits on the river bottom northwest of downtown, below the bluffs of Pulaski Heights. It is a mix of uses in a small space. The east end still has warehouses and Union Pacific rail lines, with the Dillard's corporate headquarters on its edge. Head west and you pass office towers, shopping strips, restaurants, and a cluster of design shops selling antiques, lighting, fabric, and plants. Keep going and the buildings give way to soccer fields, the golf course, and open river views. It feels close to everything because it is.
The homes
Riverdale is not a typical single-family neighborhood. Most homes here are condominiums, townhomes, patio homes, apartments, and units in gated communities, set between the corporate corridor and the Rebsamen golf course. That means a lot of attached, lower-maintenance living, often with river or trail access close by. Because so much of the stock is in associations, the building or community matters as much as the unit. Dues, reserves, rental rules, and the history of roof and water repairs vary from one complex to the next.
Schools
Riverdale is inside Little Rock city limits and is served by the Little Rock School District. Elementary, middle, and high school assignments depend on the exact address, and LRSD adjusts attendance zones from time to time. Check any specific address with the district before you count on a school. Private and charter options across the city are also within a short drive. If a specific school matters to you, ask the district for the zone map before you write an offer, not after.
Getting around
Riverdale is one of the shortest commutes in the city. Downtown is about three miles east along the river, and the Heights and Hillcrest are right up the hill. Riverfront Drive and Rebsamen Park Road carry most local traffic, with Cantrell Road running along the higher ground to the south. For a lot of people the best route is the Arkansas River Trail, which runs through the area and connects to downtown by bike or on foot.
Life here
Rebsamen Park is the anchor: 380 city acres on a bend of the Arkansas River, most of it the Rebsamen Park Golf Course, plus a free public archery range. It is named for Raymond Rebsamen, who gave $30,000 in 1954 toward the golf course. The Arkansas River Trail ties it to Murray Park and the Big Dam Bridge, a 4,226-foot pedestrian and bike bridge over Murray Lock and Dam that opened in 2006. Cajun's Wharf is a longtime riverfront landmark, and KATV moved its studios to a Riverfront building in 2023.
Owning here
Low ground next to a big river comes with flood questions. When the Arkansas River runs high, the city closes Rebsamen Park Road and riverside parks. In late 2015 it closed the road, Murray and Two Rivers parks, Rebsamen Golf Course, and the river trail ahead of a river crest. Before you buy, look up the parcel on the FEMA flood map, ask about flood insurance cost, and ask the seller how the property fared in past high water. For condos and townhomes, read the association's budget, reserve study, and rules.
